“The brokerage already has a Google listing, so I don’t need one.”
That belief costs Dubai agents more enquiries than almost anything else, and it rests on a misunderstanding of what the brokerage profile actually does.
It ranks the brokerage. When somebody searches for a property consultant in Marina, Google returns businesses. Your employer is one of them. You are not.
Here is what Google actually permits for individual agents, how to set it up without stepping on the brokerage’s listing, and the specific things that get real estate profiles suspended in this market.
Can an Individual Agent Have Their Own Profile?
Direct answer: yes, and having a brokerage profile does not disqualify you.
Why the Brokerage Listing Does Not Cover You
Agents who operate as their own business are eligible to claim a profile even when the brokerage has one, precisely because the two listings serve different searches.
Buyers look for agencies. They also look for people. An agent with reviews, photos and a properly filled profile competes in a space the brokerage listing does not occupy.
There is a second reason this matters in Dubai specifically. Clients here frequently choose an agent rather than a firm, often on a recommendation, and then search that person’s name to check they are real. What they find at that moment decides a great deal. A profile with reviews and photos answers the question. Nothing at all raises it.
Eligibility Comes First
Before setting anything up, be clear that you qualify. Google’s eligibility rules require a business that makes in-person contact with customers during stated hours, which agents do, at properties and viewings.
That eligibility is what makes the service area route the natural fit for most agents, rather than a compromise.
The Distinction Google Cares About
Your profile has to be genuinely distinguishable from the brokerage’s. That means your own phone number, your own website page rather than the company homepage, and a suite or office number where possible.
Three listings sharing one reception number and one homepage look like duplicates of the same business, which is where trouble starts.
Using the Brokerage Address Properly
When It Is Acceptable
Google permits agents working within a larger brokerage to use that main business address, provided you genuinely operate from there. Adding a suite or office number helps separate your listing.
The test is the same one that applies to any profile: if a customer arrived during your stated hours, would you actually be there to meet them? If the honest answer is rarely, the address is doing you no favours.
The Suite Number Matters

This is the cleaner option for most Dubai agents, and it is underused.
Hiding the Address, Showing Your Areas
Solo agents can verify with an address and then hide it, setting service areas instead. Your profile then displays the communities you cover rather than a pin at the brokerage door.
This is honest, it protects your address, and it reflects how the job actually works. You meet clients at properties, not at your desk.

Choosing Your Areas Honestly
List the communities you genuinely work in. An agent claiming every area from Jumeirah to Al Ain is describing a business that does not exist, and overreaching on service areas dilutes relevance for the places you actually sell in.
Three or four communities you know properly will serve you better than twenty you have listed hopefully. Setting realistic service areas is part of a properly optimised agent profile, not a limitation on it.
What Should Actually Go on an Agent Profile
Categories
Real Estate Agent is the obvious primary category for an individual. The brokerage should use Real Estate Agency. Using the same category for both makes the two listings look like competing versions of one business.
Photos That Are Not Property Photos
Most agents fill their profile with listing photos, which is understandable and wrong. Those properties sell and the photos become misleading.
Use photos of yourself, of you with clients at handover, of the office. Google’s guidelines on representing your business expect the profile to depict the business itself, and for an agent the business is you.
Reviews Are the Whole Game
For an individual agent, reviews do more work than anything else on the profile. A deal closes, the client is pleased, and that is the moment to ask. Two weeks later they have moved on.
Ask in person, then send the link. Never offer anything in exchange, which breaches Google’s policies and can cost you the reviews you already have.
What Gets Real Estate Profiles Suspended in Dubai
Direct answer: keyword-stuffed names, above everything else.
The Business Name Problem
“Ahmed Ali – Best Dubai Property Expert | Marina Apartments” is not a business name. It is a search query wearing a costume, and it is the single most common reason real estate profiles get suspended.
Your profile name should be your name, or your registered business name, and nothing else. No areas, no specialisms, no superlatives. This sits at the top of the reasons Google suspends profiles for a reason.
Portal Links as Your Website
Using your Bayut or Property Finder profile as the website URL is common and unwise. It sends Google to a page you do not control on a domain that belongs to somebody else, and it fails the test of being distinguishable from every other agent using the same portal.
Use your own page. Even a single page on the brokerage site under your name is better.
Licence and Name Mismatches
Verification checks documentation. If your listing name does not correspond to anything on the trade licence or your brokerage registration, expect scrutiny.
In the UAE this bites harder than elsewhere, because agents work under a brokerage licence rather than their own. Be ready to show the connection between you and the licensed entity.
Verifying an Agent Profile
Verification is where agent listings most often stall, because the setup is genuinely unusual: an individual operating from someone else’s registered address.
What the Video Needs to Show
Your business type determines what the verification video must contain. For an agent set up as a service area business, that leans on proof you genuinely operate rather than on a shopfront.
Show your branded materials, your vehicle if it carries branding, your equipment, and evidence connecting you to the brokerage: signage at the office, your desk, your business card alongside the licence.
Be Ready for Extra Scrutiny
Expect more questions than a shop would face. Several agents verifying at one address, none with distinct suite numbers, is a pattern Google watches.

Agency and Agent: Avoiding Self-Competition
A common worry is that agent profiles cannibalise the brokerage listing. In practice they compete for different searches, and a brokerage with several well-run agent profiles usually gains overall coverage.
What does cause problems is several agent listings that are near-identical: same address with no suite numbers, same phone, same website, same generic description. That reads as one business duplicated, not several professionals.
Give each agent a genuinely distinct profile or do not create them at all. And if a listing does end up duplicated, resist the instinct to delete one, since that is how a suspension becomes permanent.
The Bottom Line
You can have your own profile alongside the brokerage. The rules are not complicated: your name as the name, your number, your page, and either a properly distinguished address or no public address at all.
